Moceri + Roszak Reaches Leasing Milestone for Its New Penthouse Collection at Parkline Chicago Ultra-Luxury Apartment Community

CHICAGO, IL - Parkline Chicago developer Moceri + Roszak has announced it has leased 10 of the building’s new 24 “Penthouse Collection” ultra-luxury apartments, reaching more than 40% leased after less than two months on the market.

The Penthouse Collection apartments at Parkline Chicago, a new-construction, 26-story apartment tower at 60 E. Randolph St. in Chicago’s Loop, average 2,460 square feet and offer three or four bedrooms, 3.5 baths, condo-level finishes, and an elevated service and amenity experience. The 24 ultra-luxury apartments are on floors 20-25, atop 189 luxury apartments and 6,400 square feet of ground-floor retail. Parkline construction was completed in April 2021 and the apartments on floors 4-19 reached full lease-up in August.

Last month, Moceri + Roszak announced the shift to market the upper-level residences as the Penthouse Collection ultra-luxury rentals rather than as for-sale condominiums. According to Thomas Roszak, FAIA, partner with Moceri + Roszak and principal of Thomas Roszak Architecture, Parkline’s architect, the shift from condos to apartments was a logical business decision to capitalize on the booming downtown Chicago rental market.

“The interest and leasing velocity we’ve seen with the Penthouse Collection apartments resoundingly confirms our decision,” said Roszak. “There is unmet demand for large, high-end new-construction apartments in the city. We have seen great interest from high-profile Chicagoans looking for a dynamic luxury residence, to empty nesters who are selling homes in the suburbs and want to experience downtown living, to Millennials who want to upgrade the size and features of their homes.”

The three- and four-bedroom apartments in the Penthouse Collection rent from $8,850 per month and include a family room, living room and dining room opening to a chef’s kitchen with oversized island; Wolf, SubZero and Cove appliances; and Snaidero custom cabinetry. Other features include spa-like bathrooms, wide-plank hardwood flooring and large walk-in custom closets. Floor-to-ceiling windows and outdoor terraces measuring 9-feet by 24-feet or larger offer bird’s-eye views of the Chicago skyline, Museum Campus and Lake Michigan.

“This year, I’ve worked with many discerning renters at the higher-end of the market looking for large, sophisticated new-construction downtown residences with hospitality-level amenities,” said Carrie McCormick, a top broker with @properties who is listing the remaining Penthouse Collection apartments on the MLS. “There are only four residences per floor in the Penthouse Collection and each is a corner unit with stunning city and lake views and oversized terraces, which is unusual. When you consider both the design and the exclusive services and amenity spaces, it’s clear these apartments stand alone in the market.”

Penthouse Collection residents have a separate lobby and elevator entry and an exclusive amenity level on the 19th floor with panoramic views from a dining/conference room and catering kitchen; lounge library; and an intimate outdoor terrace known as the “Crow’s Nest”. Services include a concierge coordinator who facilitates direct delivery of groceries, dry cleaning and other items; dog walking and cleaning services; and package delivery.

All amenities on floors 4 and 18 also are available to Penthouse Collection residents. These include fitness and wellness facilities; media lounge and bar; prep kitchen and reservable dining; indoor pool and spa with sliding glass walls opening to an outdoor sundeck with fire pit, dining areas and grill stations; dog run and indoor dog spa; social room with catering kitchen; library/coworking space with reservable conference rooms and business center; two-story-high Sky Lounge; and an expansive outdoor terrace. The building’s garage offers parking and ground-floor retail includes Starbucks, opening this fall, and Smoothie King, opening next year.

In addition to rare unobstructed views, Parkline offers an iconic downtown location near renowned dining, shopping, museums and theaters, plus proximity to offices, recreation at Millennium Park, Maggie Daley Park and Grant Park, and the lakefront path and beaches.

Four fully furnished Penthouse Collection models are available for tours, each showcasing a different floor plan. For more information on the Penthouse Collection, contact Lincoln Property Management at (312) 883-6060 or parkline@lincolnapts.com.
