SAN FRANCISCO, CA - A prime infill site of 1.72-acres in San Francisco’s Sunset District has come to market via Maven Commercial, one of San Francisco’s most active commercial real estate firms. The 868 Clarendon Ave. site is adjacent to two large townhouse properties and a short walk from Laguna Honda Reservoir, Laguna Honda Hospital, transit/retail corridors, schools, parks and open space. It is situated along a lower hillside on the ocean-facing side of historic Mount Sutro Open Space Reserve.
Offered at $3.5 million, the site is unentitled but could accommodate up to 49 townhomes of for-sale housing or up to 98 units if developed as senior housing. The seller is California-based SF Development LLC.
“This is one of San Francisco’s truly prime infill housing opportunities, and we anticipate a robust response as the City faces a critical need for new housing,” said Matthew C. Sheridan of Maven Commercial. “Potential buyers range from savvy local developers with experience in the approval process and working with neighbors, or investor-developers with deep experience who have a longer-term time horizon, or even non-profits housing providers focused on the City’s incentives for creating affordable senior housing.”
Sheridan said the Clarendon site is just below the Forest Knolls subdivision developed in the late 1950s and just above two large townhouse developments constructed in the late 1970s. “Records show a 78-unit project and a 45-unit project were built right next door—but this has remained one of the few privately-held sites available in the Sunset. We’re excited about the potential for finally creating much-needed housing here,” he said.
