NAPERVILLE, IL - Marquette Companies, a national leader in multifamily development, investment and management, hosted more than 300 real estate industry leaders, partners and community members at a recent celebration commemorating the firm’s 40 years in business. The event looked back on four decades of success in the multifamily industry, including the firm’s expansion from the Chicago area into other markets including Florida, Tennessee and Texas.
Hosted in the heart of the firm’s prominent mixed-use development in Naperville, Ill., Water Street Naperville, the anniversary event featured refreshments, music and other entertainment, and a company retrospective highlighting the firm’s innovative practices, many of which eventually became standards for the multifamily industry.
“I left a career in civil engineering to help form Marquette Companies with an initial investment of only $5,000,” said Executive Chairman Nick Ryan, who founded the company with Bruno Bottarelli in 1983. “It’s no understatement that like so many of our developments, we built this business from the ground up. A critical cornerstone of our longevity has been our practice of continually evolving to meet the changing needs of our clients and communities. Our vision has always been to not only build buildings, but to foster a sense of community where individuals come together to support one another and those in need, enabling them to live fulfilling lives.”
This people-oriented perspective has driven several of Marquette’s industry-leading approaches, including its We C.A.T.E.R. program, which put service at the center of the resident and community, transforming the upscale multifamily experience beyond simply physical amenities like pools and fitness centers. It also informs the company’s approach to supporting and training on-site teams, bringing cross-training and leadership development directly to staff responsible for the day-to-day management and maintenance of communities.
Community is also at the center of the firm’s mission-driven approach, as exemplified by its Community Life Architect program, which establishes a resident in several properties across the Marquette portfolio who helps plan events, organize community-building initiatives and post on social media. This program is conducted in partnership with the Institute For Community, a not-for-profit organization focused on the benefits of social connection.
The company’s leadership, which includes Trevor Ryan and Jim Cunningham in addition to Nick Ryan, also credits the firm’s success to its vertically integrated approach and in-house capabilities, including investment, development, construction, and asset and property management. This structure gives the company control over all aspects of its investments, ensuring a seamless and superior experience for its partners, investors and residents.
"If we have learned anything over the past four decades, which has been further emphasized in the last few years, it’s that taking good care of the people who live, work, interact with and invest in our buildings is at the heart of what we do," said Trevor Ryan. "As the needs and expectations of our clients and communities evolve, we remain committed to staying at the forefront of the industry, driving innovation and delivering exceptional value."
Since the development of its first building in 1983, Marquette Companies has grown to be active in multiple markets across seven states with a multifamily and mixed-use portfolio valued at over $3.3 billion. Some of the company’s recent and in-progress developments include The Lydian, a 279-unit apartment building that is part of the revitalization of the Illinois Medical District in Chicago; Parq Fulton, a 278-unit rental community in Chicago’s Fulton Market neighborhood; Evo Union Park, a 242-unit apartment building in Chicago’s West Loop; and The Thompson, a mixed-use multifamily and retail development currently under construction in Chicago’s West Fulton Market. Marquette is also preparing to break ground on two new single-family build-to-rent projects in Texas and Tennessee.
