TAMPA, FL - Strategic Property Partners LLC (“SPP”) today unveiled plans for three new projects as part of the ongoing development of Water Street Tampa (“WST”), the live-work-play neighborhood that has created a new lifestyle destination in Downtown Tampa, including a residential condominium building, a build-to-suit trophy office complex and an entertainment destination that builds on the energy and excitement of the nearby Amalie Arena.
The office and residential towers will occupy an extension of Water Street currently under construction north of the 900 and 1000 blocks of E. Cumberland Ave. The mixed-use entertainment destination, located just north of Amalie Arena between S. Morgan St and S. Jefferson St., will feature a select service hotel, an event parking garage, and a variety of entertainment-oriented uses.

The new residential condominium building will be the tallest building at Water Street Tampa and bring more residential choices to complement the existing rental offerings at Asher, Cora, and Heron. Additionally, SPP is exploring a new club concept with a social and fitness focus, providing an exciting new offering for the Tampa market.
Located within North America’s first WELL “Gold” Certified Community, the residential tower is being designed by Gensler Architects with Nichols Architects acting as architect of record.
The second tower will be a build-to-suit trophy office complex with ground floor retail and green space with a focus on a pedestrian-friendly experience.

A preliminary design concept for the office tower was completed by Kohn Pedersen Fox (KPF), one of the world leaders in office design, to showcase the scale and type of opportunity available to corporations. The project will build on the achievements of Thousand & One, the inaugural office building of WST and the first new trophy office building in Tampa in almost thirty years which is already 90% leased.
The road and utility infrastructure work for these additions to WST has already begun and is expected to be completed by the spring of 2025. Connecting the city street grid north of E. Cumberland Ave. will allow for greater vehicular and pedestrian connectivity between Downtown and Ybor City to the north.
Plans also call for vibrant green space along Water Street allowing open-air markets, outdoor concerts, and other activities.
